What a mould inspection finds

Mould grows indoors where there’s a leak, high humidity or condensation. So an inspection is really two searches: one for the mould, and one for the moisture feeding it. Finding the mould without the moisture means it comes back.

We check the usual places first: basements, attics, bathrooms, around windows, under sinks, and behind furniture against cold outside walls. Moisture meters show damp drywall, wood and concrete, even where the surface looks fine.

When testing is worth it

Air and surface sampling cost money, so we recommend them only when the result would change what happens next:

  • Hidden mould. A musty smell but nothing visible. Air sampling can show whether there’s a source inside walls or ceilings.
  • Proof for someone else. A landlord, buyer, seller or Alberta Health Services inspector may want lab results.

Our process

  1. Visual inspection

    We look where mould usually hides, like basements, attics, bathrooms, window frames and behind furniture on outside walls.

  2. Moisture readings

    Moisture meters find damp materials, because mould needs moisture to grow.

  3. Air or surface sampling, when useful

    Samples go to a lab when there's a real question to answer, such as hidden mould or a clearance check.

  4. Written findings

    You get what we found, what's causing it, and what we recommend.

Questions people ask

Do I need an air test?

Not always. If you can see mould and know the moisture source, testing often won't change the plan. Air testing is most useful when mould may be hidden, when you need proof for a landlord, buyer or health inspector, or after remediation to confirm it worked.

Can a test tell me if my mould is toxic?

Lab analysis can identify mould types. But the plan is the same either way. Mould growing indoors should be removed properly and the moisture source fixed.

Is mould (or mold) testing the same as a home inspection?

No. A home inspector may flag possible mould. A mould inspection looks deeper for the extent of the growth and the moisture causing it.

Will you tell my landlord?

We report to whoever books and authorizes the inspection. Tenants should report mould to their landlord in writing.
