Water first, then mould
Mould grows where there are leaks and moisture. After a flood or burst pipe, materials that stay wet are where it starts. So the order matters:
- If there’s still water or wet material, it has to be dried first. Our sister company Water Damage Edmonton handles water removal and structural drying.
- Once it’s dry, we remove any mould that grew, clean the area, and test it.
Removing mould from a wet wall just means it grows back.
How long does drying take?
It depends on the material and how long it was wet. Drywall dries faster than framing or concrete. The only reliable answer is moisture readings. We measure before we start, so mould work isn’t done on a wall that’s still wet.
How we remove it
- Contain the area so spores don’t spread to dry parts of the house.
- Remove mouldy drywall, insulation, carpet, underpad and trim.
- Clean the remaining structure with HEPA vacuums and cleaning.
- Clearance test before anything is rebuilt.
Alberta Health Services says treating mould with only a biocide or disinfectant such as bleach isn’t acceptable remediation. Contaminated materials have to be removed, with clearance testing after.
Asbestos in older homes
Flood-damaged drywall, flooring and insulation in older Edmonton homes may contain asbestos. If we suspect it, licensed abatement professionals test and remove it before our work goes ahead. Our crews don’t do asbestos abatement.

Can I rebuild over the mould once it's dry?
No. Dry mould is still mould. Contaminated materials need to be removed and surfaces cleaned before you rebuild.
