Signs you need this
- Dark staining on the underside of the roof sheathing
- Frost on nails or sheathing in winter, dripping when it thaws
- Water stains on top-floor ceilings with no roof leak
- A musty smell from the attic hatch
Why Edmonton attics get mould
An attic should be cold and dry in winter. Mould starts when warm, humid air from the house gets up there. In cold weather that moisture freezes as frost on the underside of the roof sheathing and on nail tips. When it warms up, the frost melts and soaks the wood. Do that every winter and the sheathing starts to grow mould.
The most common causes:
- Bathroom or kitchen fans that vent into the attic instead of outside.
- Air leaks around the attic hatch, pot lights, plumbing stacks and wiring holes.
- Blocked or missing vents that stop the attic from breathing.
- Ice dams that push meltwater under shingles.
How we remove attic mould
We remove the mould from the sheathing and framing and clean the surfaces. Insulation that’s wet or contaminated is removed and replaced. Then comes the part that matters most: fixing the moisture source. That usually means ducting fans outside, sealing air leaks into the attic, and making sure the attic is vented.
Bleach alone isn’t a fix. Alberta Health Services says treating mould with only a biocide or disinfectant such as bleach isn’t acceptable remediation. The mould has to be removed and surfaces cleaned.
Asbestos
Older Edmonton homes may have insulation or other materials that contain asbestos. If we suspect it, licensed abatement professionals test and remove it before our work goes ahead. Our crews don’t do asbestos abatement.
Cost
Attic mould remediation in Canada generally runs $2,500 to $6,000. Your price depends on how much of the attic is affected and what needs fixing. We confirm it after we inspect.

We check sheathing, framing, insulation, vents and where bathroom and kitchen fans actually exhaust.
Find the moisture source
Usually warm, humid air from the house getting into the cold attic.
Remove and clean
Mould is removed from sheathing and framing, and contaminated insulation is replaced as needed.
Fix ventilation
Fans are vented outside, air leaks sealed and attic ventilation checked so it doesn't return.

Questions people ask
Why is there frost in my attic?
Warm, humid air from the house leaks into the cold attic and freezes on the roof sheathing and nails. When it warms up, the frost melts, soaks the wood and can lead to mould and ceiling stains.
My bathroom fan vents into the attic. Is that a problem?
Yes. A fan that dumps moist air into the attic instead of outside is a common cause of attic mould. It should be ducted to the outside.
Do I need a new roof?
Usually not. Most attic mould is on the surface of the sheathing and can be removed. If the wood has rotted, a roofer may need to replace sections.
What about asbestos in old attic insulation?
Some older insulation can contain asbestos. If we suspect it, licensed abatement professionals test and remove it before we work. Our crews don't do asbestos abatement.
