Why basements grow mould
Basements are the most common place we find mould. They sit against cold, damp ground, they’re where floods and leaks end up, and finished basements hide walls behind drywall and carpet.
Mould grows indoors where there are leaks, high humidity or condensation. In basements that usually means:
- Foundation leaks through cracks or around window wells.
- A past flood that was mopped up but never properly dried.
- Plumbing leaks under sinks, at the water heater or behind the laundry.
- Condensation on cold concrete walls behind finished drywall.
How we remove it
- Find and stop the moisture. Otherwise the mould comes back.
- Contain the area. Plastic barriers and negative air keep spores from spreading through the house.
- Remove contaminated materials. Mouldy drywall, insulation, carpet and underpad are cut out and bagged.
- Clean. HEPA vacuuming and cleaning of the remaining surfaces.
- Clearance testing. Confirms the area is clean before it’s closed up.
- Fix the cause. Sealing, drainage or ventilation, so it stays dry.
Bleach alone isn’t enough. Alberta Health Services says treatment with only a biocide or disinfectant such as bleach is not acceptable remediation. The mouldy material has to come out. Read why bleach doesn’t fix mould.
Asbestos in older homes
Older Edmonton homes may contain asbestos in drywall compound, flooring or insulation that mould removal would disturb. If we suspect asbestos, licensed abatement professionals test it and remove it before our mould work goes ahead. Our crews don’t do asbestos abatement.

Why does my basement keep getting mould?
