What clearance testing is

Clearance testing is the final check after mould remediation. It confirms that the mould was removed and the area is clean before walls are closed up and the space is used again.

Alberta Health Services’ fungal air testing protocol sets out the order: contaminated materials are removed, surfaces are cleaned, and clearance testing follows. Treatment with only a biocide or disinfectant such as bleach is not acceptable remediation.

Who needs it

  • Landlords under an AHS order. AHS inspectors issue orders on mouldy rental housing that require a qualified remediation company or consultant, plus written reports. Clearance results help show the work was done. See what an AHS mould order means.
  • Home sellers who had mould found during an inspection and want to show the buyer it was dealt with.
  • Home buyers who want proof before they close.
  • Homeowners who want to know the job worked, especially if someone in the house has asthma or allergies.

How we do it

The work area should look clean first, with no visible mould or construction dust. Then air samples, and surface samples where needed, go to a lab. You get the lab results in writing, with a plain explanation of what they mean.

If the results don’t pass, the area is cleaned again and retested. It stays contained until it does pass.

Independent testing

We can test after our own remediation, or after another company’s. If you want testing done by someone other than the company that did the work, tell us and we’ll talk about options.

Our own crews take the clearance samples and send them to a lab for analysis.

Our process

  1. Visual check

The work area should be clean, with no visible mould or dust, before any sampling.

  2. Sampling

Air samples, and surface samples where needed, are taken and sent to a lab.

  3. Results

You get written lab results and a summary of what they mean.

  4. If it fails

The area is cleaned again and retested before it's closed up.
