Your responsibility
In Alberta, landlords are responsible for fixing mould in rentals. When a tenant reports mould, you’re expected to deal with it. If it isn’t dealt with, Alberta Health Services inspectors can inspect without your permission and can order the problem fixed.
AHS orders
AHS inspectors issue orders on mouldy rental housing. Those orders require a qualified mould remediation company or consultant, plus written reports. Some orders also require an asbestos plan, because older buildings may contain asbestos in the materials that mould removal disturbs.
Alberta Health Services’ fungal air testing protocol is clear that spraying bleach or another biocide isn’t acceptable remediation. Contaminated materials have to be removed and surfaces cleaned, with clearance testing after.

Working around tenants
