Mould in a Rental in Alberta: Tenants and Landlords

In Alberta, landlords are responsible for fixing mould in rentals. Tenants should report mould to the landlord promptly and in writing. If it isn’t fixed, Alberta Health Services can inspect without the landlord’s permission and order the problem fixed.

For tenants

Report it in writing

Tell your landlord about the mould promptly and in writing. Email works. Include where it is, when you noticed it, and photos. Keep a copy.

Report leaks too

Mould grows where there are leaks, high humidity or condensation. Reporting a leak early can stop mould before it starts.

Do your part day to day

Run the bathroom fan during and after showers, use the range hood when cooking, and wipe condensation off windows in winter.

If nothing happens

Follow up in writing. If the landlord still doesn’t act, you can contact Alberta Health Services. AHS health inspectors don’t need landlord permission to inspect, and they can order the problem fixed.

It’s your responsibility

Landlords are responsible for fixing mould in rentals. When a tenant reports it, act on it.

Fix it properly

Bleach and paint aren’t remediation. AHS’s protocol says treatment with only a biocide or disinfectant such as bleach is not acceptable. Contaminated materials must be removed and surfaces cleaned, with clearance testing after.

If AHS issues an order

AHS orders on mouldy rentals require a qualified mould remediation company or consultant, plus written reports. Some also require an asbestos plan. See what an AHS mould order means.

Fix the cause

Find out what’s feeding the mould. Leaks, poor ventilation and foundation moisture all need fixing, or the mould returns.
